A joint venture with leading charity St Mungo’s to create a new state of the art facility to tackle homelessness in Westminster, unlocked with our Community Asset model.

Stories has partnered with St Mungo’s following an OJEU procurement process to create a modern, high quality, self-contained homeless facility that will meet the future needs of the City of Westminster and St Mungo’s.


This new community asset is enabled by the delivery of 94 new build-to-rent homes on the site, allowing St Mungo’s to receive the new facility at nil cost to them.



The scheme has been developed through extensive co-design with former rough sleepers and staff and in collaboration with Westminster and GLA  commissioners. Our consultant team are co-investors in the project.




Tackling homelessness with this new facility is a national and local priority, with the City of Westminster having acute need. Public consultation also identified improvements to street and safety and the scheme sets ambitious sustainability targets.

Complexity and risk

The site is tight and adjacent major road and rail infrastructure, with complex title issues. Brief has developed alongside design. Funding risk is mitigated with forward funder exit and no upfront land payment.
