We are focused on residential-led, mixed use developments across the UK that maximise economic, social and environmental impact for all stakeholders. We care about legacy and remain strategically involved for the long term.
We apply ourselves to new projects in one of two ways – either as principal developer, or by supporting landowners and development partners with strategic development advice.

We typically look to partner with aligned landowners in order to deliver new development projects. These tend to be in the lowest third of Indices of Multiple Deprivation (IMD) with the capacity to deliver at least 150 homes within 90 minutes of Bristol or London, however we enjoy the challenge of complex sites that don't fit this mould.

We have partnered with St Mungo’s to create a modern, high quality, fully accessible and flexible, self-contained homeless facility that will meet the future needs of the City of Westminster. Designed to a high specification in accordance with St Mungo’s Psychologically Informed Environments (PIE) Design Guide, the accommodation is likely to include an assessment hub, self-contained units, emergency accommodation for severe weather and communal space to accommodate St Mungo’s outreach work.

This will be facilitated through the release of part of the site for a mixed use, residential-led development. Our ambition is to deliver 100 homes as Build to Rent; homes of institutional investment quality and professionally managed and we are aiming to maximise affordable housing.

Stories is providing strategic development support to the £4bn joint venture between Legal & General and Oxford University.
The JV will develop homes for University staff and students, together with science and innovation districts in and around Oxford. As funding and development partner for the University, Legal & General’s Future Cities business will provide up to £4bn of funding over the next ten years from Legal & General’s shareholder, annuity and LGIM-managed funds.
